Pricing : How Much It Costs To Hire Me As Your Realtor

First Time Sellers : My contract rate for those who hire me to sell their property for the first time is 7% on the 1st $100,000, and 2.5% on the remainder. Upon completion of the contract, 3.745% of the 1st $100,000, and 1.3375% on the remainder, plus GST, would be payable to the selling agent (me) to represent your interests. 3.255% on the 1st $100,000, and 1.1625% on the remainder, plus GST, would be payable to the buyer's agent to bring the qualified client who purchases your property.

Repeat Clients : My contract rate for those who hire me to sell their property for the second time and beyond is 6.51% on the 1st $100,000, and 2.325% on the remainder. Upon completion of the contract an identical amount is paid to the sellers agent (me) and the buyers agent. This amount is 3.255% on the 1st $100,000, and 1.1625% on the remainder, plus GST. This rate is applicable to first time clients if they are buying and selling at the same time.

Double Ending : I do not engage in this practice. This is the practice of charging both sides of the commission when the buyer does not use indepedent representation. If you hire me to sell your property, it is written into the contract that should the buyer approach us without independent realtor representation you will not pay the buyer agent part of the commission.

Buyer Representation : The amount I make when representing you as a buyers agent is payable by the owners of the property being sold, not the buyer. They are paying me to bring you, the qualified buyer, to purchase their home. The traditional real estate idea is that I'm to "sell" you their property, but as a buyers agent my goal is different. My goal is to earn your business by working diligently on your behalf to secure you the best terms and price possible by representing your interests independently.

Buying New : Part of my job as a realtor is to negotiate you the best price possible. When buying new this often isn’t possible, as the developer has set a firm price and there is no opporunity to negotiate. There is a safety advantage to having the purchase registered through a real estate brokerage, but without a negotiating component I can’t in good faith charge my regular amount. If the developer doesn’t allow a negotiation, I will divide the commission payable in half and have that provided to you as either a discount in final agreed price on the property or as a commission rebate after the possession takes place.
